Public notice is hereby given that all such real property to be sold at public auction is purchased as is and may be subject to a federal tax lien that may not be extinguished by the sale, and purchasers of any such real property are urged to search the federal tax lien index that is kept by the county recorder to determine if notice of a federal tax lien has been filed with respect to any such real property.

What is it?


The Hamilton County Sheriff's Sale is a public auction where properties are sold because of either unpaid property taxes or for mortgage foreclosure. This blog will focus on the properties being sold for unpaid taxes.


When is it?


Sheriff's sale is conducted every Thursday at 11:00am.

Where is it?

The sale takes place outside of Room 260 at the Hamilton County Court House, which is located at 1000 Main Street, Cincinnati 45202. (http://goo.gl/maps/fhm6)

What is the minimum bid?

The minimum bid for tax foreclosed properties is:

 1)The tax judgment (The total amount of all the taxes, assessments, penalties, interest, and charges due, plus the cost of the proceeding)


AND


 2) advertisement costs. (Approximately $200.00)



When do I have to pay?


Tax foreclosed properties bought at auction must be paid for in full by cashier's check the day of the auction.


What is the sale like?


The sale takes place outside Room 260 in the Hamilton County Court House. The mortgage foreclosed properties will be the first properties sold; the tax foreclosed properties are sold after. It is an open auction, requiring no pre-registration, and accepting verbal bids.


The mortgage foreclosed properties will be called out one by one and sold to the highest bidder, usually the lender itself.


After the sale of the mortgage foreclosed properties will be the tax foreclosure auction. The auctioneer will state when the tax foreclosure auction is about to begin.


The auctioneer will call out each individual property by parcel number only. So you must know the parcel number of the property that you are interested in. The auctioneer will state the minimum bid, the tax judgment plus advertisement costs, and ask for an opening bid.


Attending an auction to observe before attending an auction in which you will bid is recommended.

What else should I know?


Though some properties at tax foreclosure auction do not have residents in them this is not guaranteed. If you buy a property that does have residents, you will be responsible for instigating and paying for the eviction proceedings if you want the property vacated.

A property that does not sell the first time it is offered at auction will be offered again within a few weeks. If the property again is not sold then it will be forfeited to the State of Ohio.

Check with the Recorder's office for possible federal tax liens. Do this by searching the property owner's name from the Auditor's site, either an individual name or corporation name.

Property owner's may pay the delinquent taxes before the auction and have the property withdrawn. Check on the Sheriff's sale list for a check mark in the box on the right column.
